The Raya Residential Building, located in one of Tehran’s most refined urban contexts, represents a precise architectural response to the challenge of integrating design excellence within highly constrained spatial and technical conditions. With a total built area of 1,600 m² across five residential floors, the project occupies a compact urban lot on Gheytarieh Street—where every centimeter of space demanded both engineering precision and architectural clarity.

The DASH Architects team undertook the complete architectural, structural, mechanical, and electrical design from concept to detailed execution, as well as site supervision. The primary design challenge was to achieve efficient parking, a generous lobby, and communal facilities within the limited footprint—resolved through rigorous interdisciplinary coordination and tightly integrated design across structure, MEP, and architecture.

The architectural language is defined by simplicity, refinement, and the use of natural materials. Handcrafted brick and warm wood, paired with delicate metal detailing, form a contemporary yet familiar façade. Inside, the dual-aspect natural lighting, frameless full-height doors, bright stone flooring, and precise junction details create a serene, modern atmosphere with a strong sense of spatial continuity.

The rooftop garden—with a panoramic 180° view over Gheytarieh Park and the Alborz Mountains—extends the living experience beyond the walls. Common areas such as the social lounge, spa, and lobby have been designed with the same level of craftsmanship and attention to detail as the private units.
