This project involves the design of a manufacturing facility for Khosro Teb Medisa (KTM) cosmetics, located in the Iranian Science and Technology Park. The top floor (second floor) of the building, the most structurally rigid area, houses the production (Clean Room), with the required mechanical systems installed on the rooftop. The two lower levels (first floor and ground floor) contain laboratory and administrative spaces, while the basement levels accommodate parking, an auditorium, meeting rooms, a dining hall, and additional facilities.

The building’s massing includes two transparent, glass-enclosed sections. The first is a prominent glass box on the main facade, containing an iconic blue spiral staircase (the brand’s signature color) and large green plants, symbolizing transparency in communication, purity and value of the brand, as well as health and vitality. This element also serves as an atrium and a connective space between the first and second floors (administrative and laboratory areas). The second glass section forms the ground floor lobby and entrance. The building’s structural design uses a steel frame and waffle slab, with exposed mechanical systems across all floors.
